Tax Sales
Mississippi tax sales take place on the 4th Monday of August, which this year is August 28. A few years ago, I helped one coaching client from Louisiana get 14 tax liens in Mississippi. She only lived a couple of hours away from the county that she was investing in, she participated in a live tax sale.
She was interested in getting vacant land and was able to purchase all 14 liens for under $2500! Most of the liens she won were for vacant land, but one of the liens was for a residential property. She went to this live tax sale before COVID, since then more Mississippi counties have online tax sales.
Mississippi has a 2 year redemption period an 18% return interest rate. The interest accrues monthly at 1.5% per month. Premium is bid for liens and you do not get any interest on the premium amount, which effectively lowers your return.
