Tax Lien Investing Coaching for Everyone

I just got back from USA Weightlifting’s National Junior Championships in Houston where I helped coach my son to his 4th Jr. Championship win. He didn’t do as well as he did in December at the American Open where he won his class, tied the Jr. American record for the Clean & Jerk (157kgs), and did three new personal records, but he did win the competition for his weight class.

And now I’m back to business as usual. Back to answering questions about tax lien investing, and coaching people to build their own successful portfolio of tax liens or tax deeds. Why is This State Attractive to Tax Lien Investors?

I recently read a blog post on a popular real estate blog about the advantages of investing in Texas. The title of the post was “Why Investors Love Texas.”

This article pointed out the advantages of investing in Texas but they missed a couple of important points. They claimed that Texas has tax lien sales every month. But in fact Texas is a redeemable deed state, not a tax lien state, so you are actually purchasing the deed to the property at the tax sale.

They do point out 2 other advantages to investing in Texas. The fact that you receive a 25% penalty instead of interest. So that no matter when the lien redeems you receive 25% on your investment – it’s not an annualized interest rate as it is with tax lien states. The second advantage is the short redemption period in Texas – 6 months for non-homesteaded and non-agricultural properties. Continue reading

How Profitable Is Your Tax Lien Investing?

Do you know how profitable your tax lien investing portfolio is?

In this article you’ll learn how to track your tax lien portfolio so that you know just how profitable you are at any time. Begin by entering all of your tax liens into a spreadsheet or software program. The best way to index them is by county/municipality, and tax ID (in New Jersey this would be block and lot). You’ll need a column or field for the certificate amount and a column or field to input the interest rate that you are getting on the certificate amount. Why Do You Invest In Tax Lien Certificates?

I am constantly talking about the benefits of investing in tax lien certificates over the stock market. Some people are ready to jump in and but there money to work for them, but others are not quite sure about it.

Of course if you do take the plunge, you have to know what you’re doing, you don’t want to go into investing in tax lien certificates or tax deeds without getting some education about it first. But you don’t need to spend thousands of dollars for a mentor or coach to show you how to do it. It’s not rocket science, if it was, I for one wouldn’t be doing it.
