Tax Sales In Late Spring and Early Summer

There are a lot of tax sales coming up in the next few weeks, online and live – tax lien sales, tax deed sales, and redeemable deed sales. There is no shortage of tax sales in late spring and early summer, no matter what your investment goal or what part of the country you want to invest in.

Tax Lien Sales

Looking for tax lien sales? Tax sales are going on this month in Iowa, New Jersey, Louisiana, and Maryland. All these states have some counties or cities and towns that have online tax sales. Remember in New Jersey, tax sales are conducted by the municipal tax collector, not the county.

June is a very busy month for New Jersey tax sales because some municipalities are on a fiscal year instead of a calendar year. They need to have their tax sale before the end of their year. And if they run their business on a fiscal year, that means their financial year ends the end of this month. And just like a lot of us, they procrastinate and leave it until this month to have their tax sale and bring all the money in that they need to meet their budget!

The other big month of the year for New Jersey tax sales? You guessed it, December. When the municipalities who are on a calendar year must finalize their budget.

Iowa tax sales all take place on the same day, the 3rd Monday of June. Most of the Maryland counties and Louisiana Parishes have had their tax sales earlier this month, but there are still some stragglers that conduct their tax sales near the end of the month of June, so watch out for them.

The Kentucky tax sales will start next month. If you are planning to purchase more than 3 tax lien certificates in any county in Kentucky or more than 5 certificates in the state or spend more than $10K, you must register with the department of revenue to do business in the state.

Tax Deed Sales

If it’s deed sales that you’re looking for you can always find tax deed auctions throughout the year in Florida, California, Idaho, Nevada, New York State, Louisiana, and Wisconsin. Each of these states has at least one county that has an online tax sale. Minnesota has one county with a live tax sale coming up in late June, and Ohio has quite a few counties with live tax deed auctions happening in June and July. A few Pennsylvania counties also have live tax deed sales coming up.

Redeemable Deed Sales

There are redeemable deed sales on the first Tuesday of every month in the larger counties of Texas and Georgia. The city of Philadelphia, PA has redeemable sales even more often than once a month. In the next few weeks, you’ll also find redeemable deed sales in Tennessee and Connecticut.

As in New Jersey, Connecticut tax sales are conducted by each municipality and not the county. Each municipality in CT can determine whether they will have a tax lien sale or sell redeemable deeds. So some towns have redeemable deed sales, and some have tax lien auctions.
