Lake County Commissioner’s Certificate Sale

I just got back from the Commissioner’s Certificate Sale in Lake County Indiana

In Indiana if tax liens do not get sold in the tax lien sale, they are certified to the county Commissioner, and sold in the Commissioner’s certificate sale. Liens in this sale have a shorter redemption period only 4 months (120 days) instead of 1 year. And the starting is bid is lowered from the amount of back taxes and penalties owed to amount that each county determines. At the Lake County Commissioner’s Certificate Sale, the bidding started at $500 for all the properties in the sale.

There are also 2 different list of properties that are auctioned in this tax sale. The new list is the list of properties that didn’t sell in the last tax lien sale this past fall. Then there is a list of repeater properties that have been in the tax sale in previous years. In this sale there were 550+ properties on the new list and over 10,000 repeater properties. The tax sale goes on for about 3 days, but we only stayed to bid on the properties that were on the new list, which were all auctioned on the first day.

I went to this sale with a VIP client who I coached through the process of getting the tax sale information, researching the tax sale properties and determining which properties to bid on, being prepared to pay for the tax liens after the sale, and what to do after purchasing a lien in Indiana.
