The 3 Most Profitable States For Tax Lien Investing

calculatorWhat Are the 3 most profitable states for tax lien investing?

None of the 3 most profitable states for tax lien investing have online tax sales. You have to show up in person at the tax sale, or have an agent do it for you. Two of the top three are not even tax lien states, they’re redeemable deed states.

What’s a Redeemable Deed?

A redeemable tax deed is like a regular tax deed, except that the original property owner can come back and redeem the property from the tax deed perchaser. In order to redeem the property the original owner must pay the bid price plus a hefty penalty, which varies according to the state. Continue reading

Online Tax Sales With Short Redemptions

Online Tax Sales

May is the month for the Florida online tax sales, but there are a few problems with the online tax sales in Florida. The interest rate at the Florida tax sales is typically bid down to .25%, and Florida counties allow investors to have sub-accounts, which give the institutional buyers a great advantage over the small investor. But even if you manage to buy a tax lien at a decent rate in one of the Florida tax sales, the redemption period is 2 years, and you may have to wait out the redemption period before getting paid on your lien. So how can you make money in the online tax lien sales without having to wait 2 years or more to get paid? Continue reading

Tax Lien Investing Conference Participants

The Tax Lien Lady at REI ExpoI really enjoyed doing the 2013 Tax Lien Investing Conference with the boys from PIP-West. In fact we both enjoyed it so much – and got such great feedback from the participants, that we decided to do it throughout the year. We really liked having our workshop and seminar in conjunction with the REI Expo, so we will be repeating our workshop and conference in Chicago on Friday July 26th ahead of the REI Expo conference in Chicago. We don’t have the details yet, but as soon as I have them, I’ll let you know all about it. Our goal is to give our workshop and seminar in different areas of the country so that more local investors are able to attend. Continue reading

The Tax Lien Lady Meets The Tax Deed Gentleman

Tax Lien Lady and the Tax Deed Gentleman

Tax Lien Lady and the Tax Deed Gentleman

Platinum Investment Properties – West and the Tax Lien Lady had their Spring 2013 Tax Lien Investing Workshop on Friday April 26 ahead of the REI Expo in Baltimore Maryland. In this year’s workshop and conference the emphasis is on how to get “double digit returns in as little as 6 months” with tax lien and tax deed investing.

One of the highlights of the day was a seminar on Texas redeemable tax deeds by Texas deed investing expert Arnie Abramson. Arnie explained that investing in Texas is really a cash flow opportunity to own Texas real estate. He also demonstrated why Texas is such a great place to own real estate now. His company, Texas Tax Sales Resource Group LLC, has ”done for you” investing programs that  investors can participate in with as little as $5,000.

It was a real pleasure to be able to meet “The Tax Deed Gentleman” from Texas at my conference and then get to hang out with Arnie, his partner Joe and the PIP West boys at the REI Expo for the two days after our Tax Lien Investing Workshop and Conference. Find out more about Texas Tax Sales at www.TxTaxSales.com and for special treatment when you contact them make sure that you tell them the Tax Lien Lady sent you!

One of the benefits of being among the first 30 people to register for this conference is one-on-one consultation with either myself, or one of the principals of PIP West, depending on what it is that you need some extra help with! At this point we are almost full and have just one spot left. Although we may be allowing people to register the night before and the morning of the event. Once we reach our 30 participants we will not be including a private coaching session for late registrants.

I am really excited about this event as we will be covering topics that we have not covered in last year’s event. We’ll be building on what we covered last year. This year we’ll be focusing on ways that you can get faster returns with tax liens and redeemable deeds – in as little as 6  months!
