I went to the Monroe County PA ‘Judicial’ Tax Sale this past week. Many counties in Pennsylvania have 2 tax sales. The ‘Upset’ tax sale – which is usually held in the fall and the ‘Judicial’ tax that is held some time afterward, usually in the spring. If you purchase a property in the Upset tax sale, you are responsible for any liens or judgments on the property, but if you purchase a property in the Judicial tax sale, those properties are sold ‘free and clear’ of liens and judgments. There are some liens however that will remain on a property purchased in this tax sale. Any municipal, state, or other government lien will remain. Everything else, as long as proper notification has been made will be wiped out by the tax sale. Continue reading
2013 Tax Lien Investing Conference – Chicago
Our Tax Lien Investing Conference in Baltimore was a huge success.
The boys from Platinum Investment Properties – West and had such a good time giving the workshop and conference and we got such great feedback from participants, that we decided to do it again this summer in Chicago! We didn’t only enjoy the tax lien investing conference on Friday, but we also had a great time at the REI Expo on Saturday and Sunday, and so did some of you!

Online Tax Sales With Short Redemptions
May is the month for the Florida online tax sales, but there are a few problems with the online tax sales in Florida. The interest rate at the Florida tax sales is typically bid down to .25%, and Florida counties allow investors to have sub-accounts, which give the institutional buyers a great advantage over the small investor. But even if you manage to buy a tax lien at a decent rate in one of the Florida tax sales, the redemption period is 2 years, and you may have to wait out the redemption period before getting paid on your lien. Tax Lien Investing Conference Participants
I really enjoyed doing the 2013 Tax Lien Investing Conference with the boys from PIP-West. In fact we both enjoyed it so much – and got such great feedback from the participants, that we decided to do it throughout the year. We really liked having our workshop and seminar in conjunction with the REI Expo, so we will be repeating our workshop and conference in Chicago on Friday July 26th ahead of the REI Expo conference in Chicago. We don’t have the details yet, but as soon as I have them, I’ll let you know all about it. Our goal is to give our workshop and seminar in different areas of the country so that more local investors are able to attend. Continue reading
