It’s time for the Indiana tax certificate sales!
Indiana tax lien sales take place in the fall. The tax liens that are not sold in the fall auctions are certified to the County Commissioner. These liens are sold in the spring, in the County Commissioner’s sale, also referred to as the Tax Certificate Sale. Liens in this tax sale have a shorter redemption period – only 4 months (120 days) instead of 1 year. And the starting bid in these auctions is lowered from the original amount. Each county decides what that starting bid amount will be. I’ve starting bids from $25 – $500 depending on the county.
There can be 2 different lists of properties that are auctioned in this tax sale. The new list is the list of properties that didn’t sell in the last tax sale the past fall. Then there is a list of repeater properties that have been in tax lien auctions in previous years and did not sell. In larger counties – like Lake county IN. The tax sale can go on for a few days, but all the properties that are on the new list are likely to be auctioned on the first day.
The Lake County Indiana Tax Certificate Sale
In 2019, I went to the Lake County Indiana tax certificate sale with a VIP client who I coached through the process of getting the tax sale information, researching the tax sale properties, and determining which properties to bid on. I made sure that he was prepared to pay for the tax liens after the sale, and knew what to do after purchasing a lien in Indiana (This is very important for the commissioner’s sales).
