Fall is the season for tax sales!
Some people think of the winter as tax sale season because of the Arizona online tax lien sales in February. Others think of the spring as the tax sale season due to the Florida online tax sales in May and June. But the real tax sale season is the fall. Why the fall? Because from September through December there are tax lien and tax deed sales going on all over the country, both live and online.
End of Summer Tax Sales
Tax sales in Mississippi and Missouri are held on the 4th Monday of August. Clay county Missouri is the only MO county currently that has their tax sale online. Mississippi has quite a few counties that now conduct their tax lien auctions online. These states do not have online tax lien auctions.
Fall Tax Lien Sales
You’ll find plenty of live tax lien sales in the fall in Colorado, Indiana, Illinois, and New Jersey. And each of these states has a different method of bidding. In Indiana premium is bid for liens, In Illinois, the interest rate is bid down, and in New Jersey the interest rate is bid down and then premium can be bid for liens. All of the Illinois tax sales are live auctions, meaning you must attend the sale in order to bid. There are a few counties in Indiana and many New Jersey municipalities that have online tax lien auctions.
The state of Colorado has a few counties with online tax lien sales as well. The interest rate for Colorado tax liens changes with the prime rate each year. It is 9% over the U.S. prime interest rate and is determined in the beginning of September each year. Premium is bid and you do not get any interest on the premium amount, nor do you get your premium back when the lien redeems. Fall Tax Deed Sales
What if you’re interested in tax deed sales? There are plenty of tax deed sales in the fall as well, both online and live. Pennsylvania counties conduct their “upset” tax sales in the fall. These sales are live, not online, but you have to do careful due diligence before purchasing a deed at the upset tax sale, because if you purchase a property in this sale you are responsible for any liens or judgments on the property.
The state of Michigan has online tax deed sales in the fall and though some of them are already over (they happen in September), each county will conduct a second “no reserve” tax sale where the minimum bid on the properties in the sale is reduced.
Other states that have tax deed sales coming with some counties that have online tax deed auctions are California, Idaho, Nevada, Ohio, Wisconsin, New York, Louisiana and Virginia. There are a lot more states with online tax sales since the 2020 pandemic! And don’t forget that the Florida tax deed sales go on throughout the year, and some of them are online. Redeemable Deed Sales
Texas and Georgia have counties that have redeemable tax deed auctions every month. In both of these states, the tax sales take place on the first Tuesday of the month. A couple of counties in GA and a handful of counties in TX conduct these auctions online. Tennessee has a few counties with tax sales coming up this fall and some of them are online. The state of Delaware only has 3 counties and all of them have tax sales in the fall, and they are all live auctions. The state of Connecticut has a couple of redeemable deed auctions coming up and they are all live tax sales. The fall is tax sale season for the redeemable deed state of South Carolina, and all SC tax sales are live auctions.
