Want to know which tax sales coming up in the next few weeks? Both online and live; tax lien sales, deed sales, and redeemable deed sales? Spring is a great time to get involved in tax lien investing no matter what your investment goal or where you live.
Tax Lien Sales
If tax liens are your cup of tea, there are plenty of tax lien auctions in April and May in Alabama, Indiana, New Jersey, Florida, and Maryland. All of the Alabama auctions, and those that are coming in Indiana are live. The other states mentioned, however, have some upcoming tax lien auctions that are conducted online.
Baltimore City has a big online tax lien auction each year that ends in the middle of May, but the deadline to register is earlier in the month. You’ll find the auction information on the bidding website at www.BidBaltimore.com. The site is open for registration now. There are other counties in Maryland that will online tax lien sales in May as well as most of the Florida counties and few tax sales in New Jersey.
Tax Deed Sales
If it’s deed sales that you’re looking for you can always find tax deed auctions year-round in Florida. Because tax lien investors have to apply for their tax lien property to be auctioned at a deed sale rather than foreclosing on the lien, there is a continual feed of tax deeds for the auctions in Florida. Some counties will have a deed sale a few times a month. The only drawback to this is that there is not a large number of tax deeds available at the tax sales.
Counties in California, Nevada, New Mexico, New York, Ohio, Pennsylvania, Utah, Wisconsin, Louisiana, and Virginia have tax deed sales in April and May. Many of the California counties have their tax sales online. A few of the counties in the state of New York also have online tax sales in the spring. Although there are a couple of Wisconsin counties that have online tax deed sales, there are typically very few properties in each of these sales – sometimes only one or two. Louisiana also has tax deed sales online. They are called Adjudicated Property Sales, and when you purchase a property in this sale, you get clear title to the property.
Redeemable Deed Sales
You can find redeemable deed sales on the first Tuesday of every month in the larger counties of Texas and Georgia. And this spring you’ll also find redeemable deed sales in Delaware, Connecticut, Tennessee, and Philadelphia PA. It used to be that these sales were only live, a few in Tennessee have begun to have online tax sales. Shelby County (Memphis) has actually been doing it for a few years already, and now some of the other counties are catching on.
