My Number One Strategy For Buying Profitable Tax Liens (and Deeds)

When investors first contact me, many of them tell me that they want help finding the left-over liens, or over-the-counter (OTC) liens as they’re often referred to. But I’m going to tell you the same thing that I tell them:

“This is not an effective strategy for making money with tax liens or redeemable deeds – and it’s not one that I personally use, or recommend to my clients.”

Here’s why…

Some real estate investing gurus that don’t have a lot of experience with tax liens will tell you that you don’t have to bid at the tax sale, and in fact you can do better by buying the liens directly from the county. They say that “there are so many left-overs after the tax sale and you can get the maximum interest rate by buying them directly from the county.” Which is partly true.

But here are a couple of things that they leave out…

  • Not all counties sell OTC tax liens or redeemable deeds
  • For the counties that do sell them, they are mostly junk properties

Can you find a good property on the OTC list?

Once in a while you can but it takes a lot of work and know how that newbie investors don’t have yet. Quite frankly I don’t use this strategy because it takes more work than I put in when I just show up at the tax sale and bid.

Can you still get good deals from bidding at the tax sale?

Yes you can. In fact I do all the time and so do my coaching clients. In the last 2 months I’ve been able to get a few liens in New Jersey by attending 3 live tax lien sales. And I’ve had 2 coaching clients get liens at 18% at tax sales in NJ.

Just this past month one of my students got 4 redeemable deeds at a South Carolina tax sale – and the most he paid for one of these deeds was $5500. All of the deeds he purchased where on single family homes.

I had another student from Texas buy a few liens at a Mississippi tax sale. And just so you don’t think that this can only happen at the live tax sales and not at the online tax sales, I had a couple of students and one from California, and one from Washington buy tax liens in the Indiana online tax sales, and most of them where won without paying any premium!
