Here are the answers to questions about tax lien investing that I’ve received these last couple of weeks …
How Interest Is Calculated On Tax Liens
Question: When a tax lien certificate redeems do I get compound interest?
Answer: No, the interest is not compounded. In states that give an annualized interest rate, the interest is added either monthly or daily (depending on the state) and is calculated on the certificate amount.
How Foreign Investors Can Invest in US Tax Liens Without Coming To The US
Question: Is there a course that covers how a foreigner can invest in US tax liens without a US bank account and tax ID number?
Answer: You cannot invest in tax liens without a U.S. bank account and a tax ID number. However, you can join a tax lien investing club and invest through the club. I have such a club for members of the Tax Lien Profits Accelerator (my member’s area). You can find out more about it at www.taxlienlady.com/MembershipMain.htm. This way you will not need a US bank account, but you will still need to get a tax ID number. Being a member of the investing club, which is a US Limited Partnership, can help you to obtain an ITIN number without having to form a US LLC and apply for an EIN number.
Where Can I Get OTC Lists
Question: Is there software that has the over-the-counter lists? I know that left over properties aren’t the best choice but at this moment I don’t have the time and money to attend tax sale auctions.
Answer: The software that I recommend at www.taxlienlady.com/TLM/Mainpage.htm does not have OTC listings or any listings at all. It has the ability for you to upload lists into the software. To get tax sale lists you need to have a membership to tax sale list provider. I provide membership to 2 different tax sale list providers with membership to the Tax Lien Profits Accelerator™ (which is the member’s area to my site). One of these list providers does post the OTC lists. You can find out more about membership at www.taxlienlady.com/MembershipMain.htm.
