A Problem with Tax Lien Investing
One of the problems with tax lien investing is that all states do not sell tax liens. Some states sell tax deeds not tax liens. So what’s a person who wants to invest in tax liens do if they live in a tax deed state, or maybe even in another country. How can they invest in US tax liens?
You can invest in tax liens online, but not all tax lien states have online tax sales. Only a few states have tax lien sales online and even in those states, not all counties have online tax sales. And to make things even more difficult, each county that does have an online tax sale has only one sale a year. So how do you figure out where and when the tax sales are?
Secret #1
Secret #1 is where and when the online tax sales take place. At our last workshop I gave a list of all the states that have online tax sales, including 2 new states that have counties or towns that have only recently started to have online sales. And I also disclosed when these tax sales are held, and went over the 4 things that you need to know before bidding at any tax sale.
Another Problem with Online Tax Sales
But there is another problem with buying tax liens online. A little while ago I put a poll up on Facebook to find out what the biggest problems are that people have when it comes to tax lien investing. More than half of those that responded to the poll said the biggest problem with tax lien investing is the time that you have to wait to get the property. Now I think that the respondants to my facebook poll need a little more education about tax lien investing. After all you seldom get the property from a tax lien, what you do get at least 90% of the time in most states is the return on your money. But they do have a point: the redemption period (the period that the property owner has to redeem the property before you can start foreclosure) can be quite long in some of the online tax lien states – typically 2-3 years.
