Here’ is a tax lien investing tip about time and money: Time can cost you money.
I’m not talking about the time that you put into investing in tax liens or tax deeds, like doing your due diligence or bidding at the tax sale. I’m talking about the time it takes to make money from a property that you get either from a tax deed sale or tax lien foreclosure.
In most states when you purchase a tax deed or foreclose on a tax lien or redeemable deed, you don’t get clear title to the property. That means that you can’t get title insurance, and many insurance companies will make you wait a year or longer before they will give you title insurance. One solution to this problem is to hire a lawyer to do a quiet title process. This will give you marketable title to the property and enable you to get title insurance. Without title insurance it’s difficult to sell your property and impossible to sell it to someone who has to get finacing from a bank or mortgage company. The quiet title process is a solution that might cost you money and time. Time that you could be losing money by having your property sit vacant while you wait until you have marketable title to the property.
