“How do I get someone to buy tax liens for me?”
is a question that I got recently from Terrance, and since I thought that everyone might want to know the answer to this here it is:
OK Terrance, if you have the money to invest but are short on time, you can invest with a tax lien investing agent or you can invest in a tax lien investing fund.
At my tax lien investing conference in Shawnee on Delaware PA on April 14, I will have both a tax lien agent and a fund manager to talk about how you can get your investing “done for you.”

You need to have at least $25,000 to invest in order to have someone else do the work for you. If you have less than that but you don’t have the time to invest, you might want to partner up with someone else and combine your finds in order to invest. The easiest way to do this is to form an LLC, where each member owns a certain amount of shares in the LLC and then when the profit is realized it is distributed to the members according to their shares. You can also use money from your self directed IRA to invest either in the fund or with the tax lien agent.

hi joanne, thanks for that info if i go to your april 14th seminar will this show me how to bid on line.I need some direction i am 55 years old and want out of my job now and would love to do this full time,is there any one on one coaching.I have bought the john lane tax sale kit i have bought the rick dawson deed grabber kit,with that i cant find anyones address either with people finders i pay monthly for or with rick dawsons skip tracer program.thanks for any help you can give

Joanne,i would i go about setting up an investment llc,i have gone and bought tax liens in the past for myself and friends but have always put in my name.I want to get bigger and travel making this my living, just do not know where to start so as to cover me personaly. I did not know if i should start with an tax man or attorney i know i can get small clients now but want to attrack bigger investors. thanks bill

Hi Bill,
You definately need to talk to an attorney about this. It’s one thing to invest for one person at a time but once you start pooling funds from people you have to meet special requirements, and come under regulations from different government organizations. Once you do get set up to do invest for people though you may want to contact Tax Sale Resources, as they are always looking for people that will act as buyers agents for their subscribers.

Does the premium overbid collect interest in a tax lien sale?

Hi Rich,
Whether or not you receive interest on the premium paid for a tax lien depends on the state. In some states you do get interest on the premium paid, you do in Indiana for example. In other states you do not get any interest on the premium but you do get your premium back if the lien redeems, New Jersey is an example of this. But in some states, like in Colorado, you do not get interest on your premium, nor do you get your premium back when the lien redeems.
