Or Maybe you’ve even been successful at a couple of the Arizona online tax sales recently and you’ve purchased a few small liens and now you realize that you’ll have to pay $10 per lien to the online platform, in addition to what you already paid for your liens, and you won’t get any interest on that. So if you were able to buy 10 liens, you’ll now have to pay $100 that you won’t get any interest on. And that’s not all, you also won’t receive interest on another $10 of every lien you purchased because the county built their cost to you into the lien. So if you bought a lien for $100, you only get interest on $90, plus you have to pay another $10 to the online platform. Ouch!
If you had bid down to 5% and the lien is held for 3 years, you will only make $10.50. You’re redemption check would be for the $100 lien – the $10 fee from the county + your interest of $10.50. You’ll get a check for $100.50. But you actually paid $110 to get the lien. So you actually lose $10 on that one. If you are only able to get a few small liens like that, it’s very likely that you’ll lose some money, even if the liens are held the full redemption period.
