Are Over-The-Counter Tax Liens And Deeds Deals Or Duds?

pros-and-consI get a lot of questions and comments about over-the-counter tax liens and deeds. Many beginners want to know how to buy liens or deeds directly from the county and circumvent the auctions. They’ve been told that there are always leftovers available and that you can avoid the competition at the tax sale by purchasing left-over tax liens or tax deeds directly from the county instead of bidding on them at the auction.

This is partially true. Yes, in some counties there are a lot of liens or deeds that did not sell at the tax sale and some counties will sell them over-the-counter. However, what is overlooked is that most of the leftovers are junk properties and you have to be real careful to do your research in order to find any good properties that could be hiding in the list of leftovers liens or deeds.

It’s not a strategy that I have used in my investing, because I invest in a deed county where nothing good is left over, and in the state that I do most of my tax lien investing, it’s very complicated to buy liens that are struck off to the municipality, and very seldom is there anything buy junk land left from one of their tax sales. It also is a very time consuming process that I do not recommend for new investors.

But all that is about to change. I have recently teamed up with experts in this particular area of investing. They purchase tax liens,redeemable tax deeds and tax deeds, mostly leftovers from county tax sales.
