On this call you’ll learn about the best strategies for buying tax liens and tax defaulted properties in today’s competitive market. Many of the so called tax lien investing experts will try to tell you that the way to get tax liens at the best rates is to get the “over-the-counter” or left-over liens. They’ll tell you that the tax sales are so competitive that you can’t get good interest rates at the tax sale, and that there are so many tax liens left over that your best bet is to get the left over from the county. That way you get the maximum interest, you can buy at any time, not just at the tax sale that is only held once a year, and you can even get a lien that’s ready to foreclose….NOT!
What they fail to tell you is that yes these sales are very competitive, and many counties will even conduct another auction in a few days or weeks after the first sale for all of the liens that didn’t sell in the first sale. Only after the second sale will the remaining liens be available as over-the-counter or left-over liens for sale on a first come, first serve basis. Because these tax sales are more competitive today then they were even two years ago, since in the last two or three years there has been an influx of banks and big fund companies in the tax lien investing marketplace, there are hardly any good properties left over that are available to purchase from the county. This is not an investment strategy that I recommend for new investors. It’s labor intensive – like looking for a needle in a haystack. Not only do you have to do your due diligence carefully, because most of the properties on this list are junk properties, but you have to get the list of these properties as soon as it’s available, since everyone has the same idea.
