So you want to invest in tax lien certificates or tax deeds, But how do you find out about the tax sales? How do you know which counties in which states have tax sales online and when the tax sales are conducted?
I use TaxLienLady-database.com when I want to find out what tax sales are coming up. If you’re a member of the database, you can do a custom search and find out what online tax sales are coming up in the next few weeks. But even if you don’t have a subscription to TaxLienLady-database.com you can still do a basic search to find which states have tax deed sales and which states have tax lien sales, and when each state has their tax sales.
Here’s what the list looks like:
It lists each state in alphabetical order and also indicates whether it is a tax lien state, tax deed state or redeemable deed state. It lists how often the tax sales are held and if they are held at a particular time of year it will lists the months that the tax sales are conducted. For tax lien states the default interest rate will be listed and the penalty amount if there is one. For redeemable deed states the penalty amount is listed.
I really like the custom search feature, although you have to have a membership and log in to be able to use this feature of the database.
With the custom search I can find all the online tax lien sales that are coming up in the next 3 months.? And then once I get that information I can click on the county and get all the information for that county’s tax sale, including:

links for doing your due diligence

summary of how tax sales are conducted in that state

excerpt from the state laws that govern tax sales.
